The residential complex, named after the great composer Vivaldi, is located in the historical part of Jurmala on the first line of the sea. The house blends harmoniously with the environment and the characteristic landscape of Jurmala. The apartments are oriented to several cardinal points and thanks to the correct layouts are filled with the sun. In addition, the house is built so that the old oaks growing on the land are preserved. Terraces are located on the south side of the house and separated by blinds, which allows you to enjoy a leisurely Sunday breakfast.
INTERNAL INFRASTRUCTURE:
The project consists of 30 apartments and is located in a closed area with 24/7 video surveillance. Entrance to the underground parking is through secure gates. For each apartment in the basement there is a storeroom for storing things. For families with children there is a playground located on the sea side, away from the road.
The project was commissioned in August 2013.
TECHNICAL SPECIFICATION:
For the construction of the house Scandinavian and Latvian building materials were used. Stone wool for wall insulation is a breathable material that circulates and infiltrates air, which, in turn, avoids the accumulation of moisture in structures. The outer walls are insulated with two layers of cotton wool – facade wool with a thickness of 120 mm and wind wool with a thickness of 30 mm.
Wood
The exterior cladding of the house is made of Canadian pine. Heat-treated wood is not a heat conductor, which makes it ideal for cladding and cladding. Regular lubrication provides resistance to environmental influences, which in turn provides an elegant look for years to come. The boards are coated with Caparol oil.
The floors on the terraces are covered with wood.
Glass
Glass occupies an important place in the project, because most of the facade is made of it. Glass facades consist of Schuco aluminum system and two-chamber (triple) glass packages = 6 + 4 + 4. All front glass is tempered. There are triplex glass railings on the terraces.
Concrete structures
Monolithic cast frame made by one of the market leaders in Latvia – AB TONS CONSTRUCTION company. When pouring the floors, a cable tension system was used.
The mechanisms
The house has two Schindler elevators. The walls of the elevator shafts are transparent, tempered glass triplex 4 + 4.
The parking gates and the barrier at the entrance are equipped with remote control and are opened using the remote control.
Both porches in the house and each apartment are equipped with a video intercom.
Heating, electricity and meters
In the basement of the house there is a gas boiler room. Metering of heat and consumed water will be carried out remotely using radio meters, the readings of which will come by e-mail.
Individual electricity meters for each apartment are also located in the basement of the house. Each apartment has a capacity of 13 kW.
Floors and walls
The floor in each apartment consists of a layer of stone wool and dry concrete, which provides both thermal insulation and special acoustic insulation. The interroom partitions are built of expanded clay concrete blocks 200 mm thick and 5 MPA density.
